History

This innovative scheme is located in the heart of the London Legacy Development Corporation’s (“LLDC”) emerging Hackney Wick Neighbourhood Centre Masterplan. 

The scheme blends the requirements for high quality residential accommodation, ground floor activity, new public realm and both robust and flexible affordable workspace to meet existing and future business demands within an intricate conservation area setting.

A resolution was granted by LLDC’s Planning Committee in May 2015 and the linked S106 agreement was signed in June 2016.

Construction is set to commence in 2018. It is envisaged that our proposals will be the first on site within the masterplan area and thus will set the benchmark for delivery quality and promote further regeneration.

Approach

The site was acquired by a Groveworld SPV, East London Regeneration (Wallis South) Ltd on a subject to planning basis.

ELRWS then obtained planning permission for the site and completed its acquisition in late 2016.

Scheme Overview
Full planning permission was obtained for:

  • 110 high quality private homes
  • 10 high quality affordable homes
  • Circa 50,000 sq. ft. of flexible  commercial accommodation, of which 60% will be delivered as affordable workspace

In connection with LLDC Real Estate our proposals will also deliver new public realm and a pedestrian route linking the soon to be upgraded Hackney Overground Station to the new neighbourhood centre, Queen Elizabeth Park, Westfield and Here East.
